15 Minutes Programme – XI Municipality Magliana

Located in the south-western quadrant of Rome, in the territory of the XI Municipality, the Magliana district occupies a flat area bounded by the FL1 railway line, which forms a wide loop (known as Pian Due Torri) to the south of Valco San Paolo. Through a study of the main public and aggregation places present in the area, the designers have identified a series of short and long term interventions aimed at reconnecting with the landscape and green spaces, which are currently lacking. 

The strong social and cultural identity of the neighbourhood suggests a natural predisposition for an improvement in the perception and use of public spaces. The main activities will include the redevelopment of Piazza De André, the improvement of internal connections in the neighbourhood, the characterisation of Via Greve and the extension of access to the river park.

15 Minutes Programme – XII Municipality Monteverde Vecchio

The Monteverde Vecchio neighbourhood is located in the XII Municipality and is characterised by a combination of open spaces and buildings that make it one of the most evocative and interesting neighbourhoods in Rome from an environmental, architectural and urbanistic point of view. The designers delved into the historical and landscape values of the area, focusing on mobility and identifying the main ancient and modern monuments.

The masterplan identifies the walk of the Janiculum walls and the three main directions as key elements, promoting sustainable mobility and adopting strategies to combat climate change. Interventions are planned to protect, consolidate and enhance the slopes and to develop coordinated and distinctive urban elements.

The first planned intervention is related to the redevelopment of the staircase of via Amedei.

15 Minutes Programme – XIII Municipality Montespaccato - Former Campari Factory - Redevelopment of the outdoor area

The redevelopment of Piazza ex Campari is designed to connect the neighborhood’s key areas, in line with the goals of the “City in 15 Minutes” project, which aims to make the city more livable and sustainable by reducing the need for long commutes. The project includes relocating the market beneath the existing roof of the former Campari Factory, allowing the square to remain an open and accessible space. A new green island will be created, around which a system of stepped seating will be developed, designed to encourage stopping and promote social interaction.

INCLUSION

Redevelopment and expansion of the "Val Cannuta" nursery school located in the territory of Municipality XIII – Roma Aurelio

Improvements and expansion of the Val Cannuta Nursery School, located in the territory of Municipality III, are planned.

The building currently houses a nursery school, and the intervention activities will aim to expand it to make it accessible to a greater number of children.

The objective is therefore to reorganise the existing premises to increase the capacity of the building, paying particular attention to structural safety and energy efficiency of the structure. 

Project objectives will include:

  • the increase in the current surface area (from 960 sqm to 1,160 sqm);
  • the increase of the seismic safety index to 0.815;
  • the improvement of the energy class up to letter D;
  • fire-fighting adaptation.

Completion of the Porta di Roma neighbourhood

The completion process of the Porta di Roma neighbourhood, which was interrupted in 2018 due to an urban planning agreement, has been restarted. The program includes various activities, including the construction of new housing units, in addition to various interventions for the restoration and completion of the well-known Parco delle Sabine. There will also be a kindergarten, which can accommodate up to 60 children, a nursery school with three sections, a senior centre with bowls club and a green area with sports equipment.

Among the other projects included, there will be the creation of a cycle path that will connect Porta di Roma to the Parco delle Sabine, in combination with new equipped naturalistic and archaeological routes. Extraordinary maintenance works to restore the road network and related infrastructure are already underway.

Aruba data centre: Hyper Cloud Data Center project – Tiburtino Technopole

The new "Hyper Cloud Data Center" will be set up by Aruba in the Tiburtino Technopole. The campus, designed specifically for the data centre over an area of 74 thousand square meters, will comply with the highest standards of resilience and infrastructure quality. Upon completion it will be certified, like IT1 and IT3 standards, with a Rating 4 compliant to standards ANSI/TIA 942-A. In addition of being connected with the major Internet networks, it will have multiple interconnections with the campuses located in Arezzo (IT1 e IT2) and with the Global Cloud Data Center (IT3).

The main goal of the Hyper Cloud Data Center is to become the main reference point for data centre services and solutions - both physical and cloud-based - designed for businesses, Public Administration, Local Bodies, as well as for banking and finance. The Hyper Cloud Data Center in Rome will provide business continuity and disaster recovery solutions for Enterprises and Public Administration.

This project is also of particular importance form an environmental point of view, as it includes a fully sustainable Data Centre. It will be powered exclusively by renewable energy, certified at European level through the Guarantee of Origin (GO), thus minimising the environmental impact and ensuring greater sustainability in its operation.

Regeneration of Palazzo Marini and redevelopment of Piazza San Silvestro

The activities for the renovation of Palazzo Marini, located in Piazza San Silvestro in Municipality I, has been approved through a resolution to be submitted to the Capitoline Assembly. The renovation aims to adapt the structure to the tourist-accommodating purpose.

The project involves the redevelopment of the property with the elimination of the elements that have compromised its integrity over time, and its transformation into a clearer block system with a central courtyard. Architectural redevelopment activities will be integrated with functional activities, combined with the installation of the Four Seasons hotel chain. These changes will have a positive impact on the economic fabric of the city, creating an element of attraction and giving new life to Piazza San Silvestro.

The total investment linked to the project, directly or indirectly, amounts to 531 million euro, with an impact on GDP estimated at 1,778 million euro (direct, indirect and induced) and the creation of 4,792 full-time jobs in the period 2023-2030. Furthermore, tax revenue is expected to reach 641 million euro. The project also provides for the possibility of using the deductible charges to carry out intervention works on Piazza San Silvestro.

Regeneration of the Via Boncompagni – Via Sallustiana Compendium

The regeneration initiative of the building complex located between via Boncompagni, via Piemonte, via Sallustiana and via Quintino, in Municipality I, has been ratified through a resolution of the Council. This transformation will lead to the creation of a unique accommodation facility belonging to the Mandarin Oriental chain, equipped with approximately 110 rooms, reception spaces, restaurants, and a wellness centre.

The project involves the regeneration of all ten buildings that make up the complex, through the restoration of existing premises, the creation of underground structures to connect the buildings and the merger of adjacent buildings. The activities will include the improvement of external spaces with green areas, while maintaining the external appearance of the buildings unchanged.

The buildings, built in the early 20th century as residences for high-ranking state officials, were used as offices following the Second World War until they were decommissioned about ten years ago. After decommissioning, they were acquired by a real estate fund with the intention of converting them into apartments by subdividing each building, but the works were never carried out. The new ownership acquired the entire real estate complex about two years ago, with the aim of redeveloping it and using it as a hospitality business.

Construction of the "Cecchignola Ovest" neighbourhood

A new Urban Transformation Program called "Cecchignola Ovest" has been launched in Municipality IX. The intervention will include various activities, among which the construction of private buildings, roads, car parks and public sewage systems. 

Furthermore, there will be included the construction of a park of approximately 22 hectares and new public services, including two kindergartens for 60 children, two nursery schools with three sections each and an elementary school with 10 classrooms.

Private construction, amounting to approximately 425,000 cubic metres, is currently underway. Some buildings, known as "Città Verde” (Green City), are following the certification program according to the GBC Quartieri energy-environmental protocol, respecting the criteria of the GBC Home protocol. This approach aims to encourage socialization and cultural exchange, helping to give the new neighbourhood its own urban identity.

Piazza dei Navigatori

The Innovation Urban Planning has redefined the functionality of public spaces and, simultaneously, implemented a major private intervention designed by "Mario Cucinella Architects". The intervention aims to redevelop the urban area, with special attention to the landscaping of the edges of Via Cristoforo Colombo and the areas connecting with the surrounding neighbourhood. The main goal is to expand this redevelopment to the Plan of Viale Giustiniano Imperatore by reorganising the rest and green areas. This intervention will involve significant simplifications in the local infrastructures, i.e. the reintegration of traffic in Via Cristoforo Colombo towards Viale di Tor Marancia, to allow a full light synchronisation along Via Cristoforo Colombo.

The affected areas will not only benefit from a functional urban redesign, but also from a redevelopment of their public green spaces and urban services, with the aim of increasing the permeability of the area involved and promoting "urban forestation". More specifically, car parks are planned over an area of 39,000 sqm, and green public services over an area of 16,000 sqm. In addition, the cycle paths will be redesigned and new facilities for the neighbourhood created, including a new bowls club, skate park and children's play area. These facilities will be integrated and organised in valuable landscapes, providing comfortable shady spaces.

Lastly, it is planned to relocate the bar kiosk currently located in Piazza Elio Rufino, to create a social context integrated with the square itself, through redevelopment including seats, flowerbeds and potted trees.
